Baldip Bains Estate - Best way to buy

Baldip Bains Estate GUIDE TO BUYING

1. Get your finances sort
You should begin by talking to a mortgage broker. Many agents start the buying process by showing properties, If you have your finances sorted then, the entire process goes quickly and smoothly when you spot the ideal property.

2. Start your property search
With having your  budget sorted, you can start hunting through the properties portfolio to find the perfect new home. With your finance is sorted out, you can hunt for your new home. Start by searching list of hundreds of properties for sale by type, price, number of bedrooms and other criteria. Our site lets you store your search criteria and receive free updates whenever new properties go on the market, so you'll never miss an opportunity.

3. Get more info and book a viewing
When you spot the ideal property, contact us for more information and to make a viewing appointment.
Baldip Bains Estates sells properties much faster than other agencies, We will discuss your situation and your needs, provide information on the property and sort out a viewing at the earliest opportunity.

4. Make an offer
You've viewed the property and love it. Now it's time to put in an offer.
Once you've found a property, viewed it and decided you love it, you can put in an offer. Contact us at any time and we'll make sure our expert sales team takes care of you. They will ensure smooth communication and hassle-free negotiations between you and the seller.
If you've seen several properties and want a second look at a special one before you make your offer, we can arrange that, too. Just call and we'll book a repeat viewing so you can be absolutely sure.

5. Instruct a solicitor
Once your offer is accepted, the conveyancing process starts. You'll need to instruct a solicitor to do the paperwork.
Once your offer is accepted by the seller, conveyancing starts. There's an enormous amount of paperwork involved in this process, from completing the mortgage survey and local searches to advising on possible dates of exchange.Although you can use your own solicitor, we recommend working with one of our independent specialists.

6. Exchange and completion
When the paperwork is done and everyone agrees, the sale can complete.
When both solicitors (yours and the seller's) have completed all their paperwork, all enquiries have been answered and everyone is in agreement, the exchange of contracts can go ahead. You and the seller both sign the documents that confirm the sale and set a completion date set by mutual agreement.

The Baldip Bains Estates team is on hand to help you through the process, maintaining contact with both solicitors and all involved parties to ensure a smooth completion. Once your money has been successfully transferred to the seller, you'll get your keys and become the proud owner of your new home - Enjoy your new home!!!

What is the Best Time to Sell a House?

Is it the right time to sell your house?

The best time to sell your home is when there are the most amount of buyers actively looking to buy. Baldip Bains Estate is renowned estate agency that works with its clients to get the best possible price for their homes.  Here is Baldip Bains Estates tip on when is it best to sell you home

When to Sell a House - Which Seasons is best?

Selling a House in Spring:

Spring is a great time to sell a house or flat!
Gardens are in bloom
There's plenty of good light and mild weather
Properties look their best
The market is full with buyers

Spring is a pretty up-beat time of year. In good weather buyers are more prepared to go house hunting. Also, many families look to match their purchase with the end of the school year.

Selling a House in Summer:

High summer has never been the best time to sell a house (especially a family one).
School Holidays are the big reason for this. Entertaining kids leaves little time for house hunting.
Plus, everyone else goes away on holiday. This peaks around August and the market dies.
If you have to sell a house in the summer, try to get it on the market as early as possible.
If your home is not on the market by early July you'll be putting yourself at a disadvantage.

Selling a House in Autumn:

Autumn has always been a good time to sell a house.
However, it's not as good as the Jan - July period. Still, if you're trying to sell in late Sept or Oct you've nothing to worry about.
Remember though, nobody wants to move over Christmas so don't leave coming to market too late.
After the 2nd week of November buyers, like bears, tend to go into hibernation.

Selling a House in Winter:

Winter is definitely not the ideal time to sell. We would actively discourage anyone trying to sell a house towards the back-end of December.
If you can hold out for the New Year you'll put your sale in a much better position.

Try Not to Sell a House in a Quiet Market!

We always think its best to try  sell a house within 4-6 weeks, while it's fresh!
After this period property becomes "old news" and buyers start getting suspicious. They tend to assume something is wrong with the property and stay away.
When this happens your house becomes a "Turkey" and you terminally damage your chance of getting best price.
.
Exceptions to These Rules

Remember, it only takes one buyer to successfully sell a house!
In reality there are buyers out there 365 days a year. Just some days there are more than others.
If you are forced to sell a house during a quiet month - please don't worry!
You just need to recognise that you're at a disadvantage and act accordingly.
Be realistic about your price and concentrate twice as hard on how (and where) your property is marketed.

Baldip Bains tips to sell your house

It’s paramount to give yourself the best possible chance to sell your home. Homeowners need to enhance the desirability factor as much as possible to appeal to buyers.
Here’s a helpful list of 7 secrets homeowners may not know.

Necessary Issues to Address:
·         Roofing – ensuring you roof is structurally sound is one way of adding immediate value.
·         Electrics – buyers want their potential home to be safe. If you’ve a concern with the electrics, call an electrician.
·         Central heating – hunkering by an open fire in the dead of winter won’t appeal to buyers. If you’re still shivering, call British Gas.
·         Plumbing – no-one wants a house without running water and persistent leaks!
·         Alarm – a home should be safe and secure.

Unnecessary issues to be concerned with:
·         Exterior decking – or lack thereof. Decking may seem a sound investment, but you don’t know whether or not any potential buyers would want it. Installing decking is also expensive.
·         Extensions – adding an extra living room or bedroom may seem to add another selling point to your home. But it’s expensive, and doesn’t guarantee a sale.

Bonus Tip: Show off your home! Don’t clutter every room – enhance the space with neutral décor and simple furnishing. Buyers will imagine the home with their furniture. Give them the opportunity to do so!

Think carefully about how they can add value to their property prior to selling. Get the basics right before investing huge sums of money in the hope of a reasonable return.
